Big roof, humid air, long hours
The roof is the whole load
A warehouse is mostly roof. On a July afternoon an uninsulated deck radiates straight down onto people, product and equipment, and every ton of cooling you add is fighting that.
Condensation on the deck
Humid Gulf air against a cool metal panel drips onto racking, cardboard and finished goods. Faced fiberglass does not stop it. Closed-cell bonded to the panel removes the cold surface.
Dock doors and leaks
Openings, joints and penetrations move a lot of air in a tall building. Foam seals and insulates in one pass, which is why it holds up in spaces you cannot keep closed.
The building decides the product, not the price sheet
Metal panel roof and walls
Closed-cell sprayed to the inside of the panel, sealing around purlins, girts, fasteners and laps. About R-6 to R-7 per inch, in a layer thin enough to clear the framing, and its vapor performance is what ends the condensation.
Tilt wall with a metal or wood deck
Foam at the deck brings the roof line into the envelope. Open-cell often carries the R-value for less on a protected deck; closed-cell goes where moisture, uplift or rigidity matter.
Cold storage and food
A closed-cell envelope with vapor control designed to the assembly, priced by board foot against the specified R-value, with the barrier the occupancy requires.
Existing insulation
Dry, intact batts can sometimes stay. Wet, sagging or rodent damaged material comes out first, because foam over trapped moisture creates a bigger problem than it solves. Removal is itemized, never buried in the number.

Exclusion zone and ventilation during application, with the manufacturer's reentry time for the exact product posted in writing and confirmed with your site contact before we leave.

Thickness and R-value certified, depth readings and photographs taken before anything covers the foam, submittals and closeout documents delivered with the pay application.
Priced by board foot, itemized line by line
A board foot is one square foot at one inch thick. Commercial foam is bought, sprayed and specified that way, so that is how we bid it. Square foot pricing hides thickness, which is the one number that decides whether the assembly meets the spec.
As a working range in this market, installed open-cell runs about $1.50 to $2.20 per board foot and closed-cell about $2.20 to $3.20, before prep, removal, barriers, phasing and after hours work. Those are ranges, not a quote. Access, deck condition, height and how much of the job happens at 2am all move the number, and we would rather show you where it moves than average it out.

What does warehouse insulation cost in Houston?
Commercial work is priced by board foot against the thickness and R-value in the specification, not by the square foot of floor. As a range, open-cell runs about $1.50 to $2.20 per board foot installed and closed-cell about $2.20 to $3.20, before prep, removal, barriers and phasing. A 40,000 square foot roof deck at 2 inches of closed-cell is 80,000 board feet, which puts the foam itself in the low to mid six figures. Send the spec and we price it line by line.
Can you spray while we keep operating?
Yes, and most of our warehouse work is done that way. We phase by bay or by aisle, protect racking and product that stays, establish an exclusion zone with ventilation, and post the reentry time for the exact product in writing. Nights and weekends are normal for us when the dock schedule does not allow daytime work.
Open-cell or closed-cell for a warehouse?
On a metal panel roof or wall, closed-cell, because it bonds to the panel and its vapor performance is what stops condensation. On a wood or concrete deck in conditioned space, open-cell is often the better value for the R-value. Cold storage is closed-cell with vapor control designed to the assembly. Does the foam need to be covered?
In most occupied buildings, code requires an ignition barrier or a thermal barrier over exposed foam. Some storage and agricultural uses are exempt. We confirm which one the building official applies to your occupancy and include the coating in the scope where it is required, rather than leaving it as a surprise change order.

Yes. Written certification of installed thickness, R-value and coverage area; photographs and depth readings before anything covers the foam; product data sheets and SDS; warranty documentation; and lien waivers with the pay application. Certificate of insurance on request.
